When signing a decoration contract, attention should be paid to the following aspects:

1. Construction period agreement: For a typical 2-bedroom room of 100 square meters with simple decoration, the construction period is around 35 days. For insurance purposes, the decoration company usually agrees on a construction period of 45-50 days. If you are in a hurry to move in, you can discuss this clause with the designer when signing the contract.
2. Payment terms: For general decoration contracts, a down payment of 60% is agreed upon, 35% is paid after the carpenter passes the acceptance inspection, and 5% is paid after completion. If you follow this payment method, you will have already paid about 95% of the cost to the decoration company after about half of the construction period. If there are any problems in the later stage of decoration, it will be difficult to constrain the decoration company in terms of money. So it is recommended to lower the down payment to 30% and pay 30% in the mid-term when signing the contract.
3. Addition or subtraction of items: During the decoration process, it is easy to add or subtract items, such as adding more cabinets, changing a few meters of water and electricity circuits, and so on. These fees must be paid upon completion. So what should be the unit price for these projects? If you wait until the construction has started, it may be that the design is over. So if possible, it is best to make a copy of the complete quotation originally shown to you by the decoration company, so as to avoid the decoration company changing the price and changing the pillars when signing the contract or adding or removing projects.

It should also be noted that when settling the final fees, any increase or decrease in fees that you should pay should be signed and approved by you before the construction of the project. If you do not sign and approve, you may not pay the corresponding fees.

4. Warranty terms: The entire process of decoration is still mainly handmade on-site production, and has not been fully industrialized, so it is inevitable that there will be various minor quality problems. The responsibility that the decoration company should fulfill during the warranty period is particularly important. For example, if there is a problem, whether the decoration company is fully responsible for the warranty of labor and materials, or only for labor and not for material warranty, or if there are other restrictive clauses, these must be clearly stated in the contract.
5. Water and electricity costs: During the decoration process, on-site construction will require water, electricity, gas, etc. Generally, by the end of the project, the total cost of water and electricity is a considerable amount, and who should pay for this cost should also be specified in the contract.
6. Construction according to the drawings: Strictly follow the drawings that you have signed and approved for construction. If the details and dimensions do not match your design drawings, you can request rework.
7. Supervision and quality inspection arrival time and frequency: Generally, decoration companies allocate the project to various construction teams for completion. Quality inspectors and supervisors are the most important means of supervision for decoration companies. The time interval between their on-site inspections is particularly important for the quality of the project. Supervision and quality inspection should be present every 2 days. The design should also be presented every 3-5 days to see if the on-site construction results are consistent with one’s own design.
